S.R.J.K. (C) Tsun Jin

Just volunteered my help to setup a blog for my primary classmates at Tsun Jin (class of 76'). Took me about half a day and it turned out quite OK with those advanced web tools and publishing wizards. The site is now officially up and linked to its sister photos site (hosted by Sony Imagestation).

Imagine knowing some of these childhood friends at the age of 7 - 12 years old, and after 30 years when we meet up again...the feeling is just so special...it's like you have found a missing piece of a 5000-pieces jigsaw puzzle that finally make it 'complete'.

Something about S&P Legal Fees

Do you know...

If you are planning to sell a property that is fully paid under your name (not the financier), you can save up to RM 3,000 in legal fees for the S&P processing (S&P means Sales & Purchase just in case you are too young to know or have not come across this acronym in your school text book) if both the buyer and seller are using the same lawyer.

The reason was that the lawyer will be safe guarding the interests of both parties without having to bear the risk of transaction not pushing through due to unforeseen circumstances, delays in payments/settlement of balance sum etc. Most importantly, the lawyer will not need to charge you extra expenses and miscellany charges due to the communications and documents exchange with the buyer's lawyer. And because you as the vendor has already settled with your bank and is the rightful property owner, there is no need for the lawyer to sort out the grant, land title etc.

The only catch was that either the property agent or the lawyer must know both buyer and seller well enough to ascertain that the intend to buy/sell is genuine. Also, there is sufficient evidence about the financial status of the buyer or his/her financier granting the loan to settle the agreed purchase price.

New Dell E520 Dual Core

Bought a new Dell computer over the Net the other day. The old IBM NetVista P4 is showing sign of old age and misbehaving. Decision made (not a difficult one) and the IBM PC is going to be used as games station for the kids.

The delivery was actually within 4 days (mega impressed...no wonder Dell is doing so well in the PC market). It took me less than half an hour to fix it all up ready to go. Such beauty with 19" flat LCD screen and all. Power up and the first impression with the pre-loaded XP Home edition was not bad at all.

The only complain I have must be the Pentium D (Dual Core) processor which was somewhat not as fast as I would imagine it should have been. Anyway, sparkling new equipment must at least test drive it for a couple of hours...hence sacrificing my sleep for the first night went crazy with the online Internet surfing riding on the new boat (pictures from the porn sites never looked so seductive ever!). By the time I felt my eye balls drying up it was already 3:30 a.m. in the morning.

Making full use of the IE7 'delete all' options, I have managed to wipe out all the traces of me visiting all those interesting sites. Time to turn in...until my next diary entry...hopefully not another 3 months!
